    Step 1: Listening

    In 2021 and 2022, Marine Drive residents and stakeholders participated in a process to share their priorities and visions for the future of the Marine Drive site. The assets, challenges, and opportunities from these early sessions guided the exploration of options for the site.

    Step 2: Exploring Ideas

    In early 2023, BHMA invited residents and stakeholders to participate in an interactive workshop to explore design options for the redevelopment of the Marine Drive site. The workshop included sessions where residents modeled the site in three dimensions and gave input into the site design and interior and exterior amenities.

    Step 3: Detailed Design

    Based on the consensus vision for the site, BMHA and its partners began the process of designing Phase 1 of the Marine Drive redevelopment, which will be located on the existing parking lot.


Here's What We Heard From You

In early December the team hosted in-person and online meetings with Marine Drive residents to introduce the project and ask them a few questions. Below is a summary of the major themes that emerged from those discussions.

Things You Love

  • Waterfront location is special
  • The location is convenient to jobs, transit, and amenities
  • Rents are affordable
  • It's a safe place to live
  • Plenty of green space on site
  • A diverse, close-knit community

Problems You See

  • The buildings need major updates and repairs (windows & doors, plumbing, heating, accessibility upgrades)
  • The buildings lack modern amenities and conveniences (secure lobbies and package rooms, gym, etc)
  • The heating system and leaky windows and doors are major problems
  • Parking is far away from many apartments, the spaces are a free-for-all, and the lot sometimes feels unsafe
  • Management takes a long time to respond to repair and maintenance requests
  • Waterfront location comes with a price: big events in the district can overwhelm the site and parking
  • Current approach to garbage storage isn't working
  • The facilities don't address the needs of specific age groups like seniors or kids

Dreams for the Future

  • Update the buildings and units (improved entrances, lobbies and elevators, modern kitchens and appliances, accessible bathrooms, new heating and AC systems, electrical and internet service, windows, flooring)
  • New and improved common amenities (community and family-oriented spaces, laundry, packages, storage)
  • Bring new uses to the site that benefit residents of all ages (food/cafe, library, greenhouse)
  • Make Marine Drive a more secure place with thoughtful site lighting, cameras, and management
  • Improve the condition, layout, and safety of parking areas
  • Ensure responsive management so that maintenance issues are taken care of in a timely manner
  • Clear, proactive communication with residents about the construction and relocation process
